  • Perform detailed documentation of the interior and exterior
  • Offer recommendations on repairs and cosmetic improvements that maximize monthly rent while providing good ROI.
  • Gather data on rental rates in the area and work with owners to determine the optimal rental rate. Rent research will vary, but should include looking at recently rented comparable according to size and type.
  • Discuss with owners the pros and cons of different policies for their specific property.
  • Perform periodic inspections (Inside and outside) on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc.
  • Send owner periodic reports on the condition of the property

We prepare, execute and renew every lease.

Move-in

  • We prepare the comprehensive lease documents and coordinate the lease signing.
  • Perform detailed move-in inspection with the tenant and have the tenant sign a report verifying the condition of the property prior to move-in.
  • Collect first month’s rent and security deposit
  • Provide tenant with Portal Access to our online Residents Center.

Move-out

  • Inspect unit and fill out a report on the property’s condition when the client moves out
  • Provide tenant with a copy as well as estimated damages
  • Return the balance of the security deposit to the tenant 
  • Forward any portion of the owner’s portion of the tenant deposit to the owner or hold in owner reserves for repairs.
  • Clean unit and perform any needed repairs or upgrades
  • Reintroduce the property back to the market

  • Tenants are offered a variety of ways to pay their rent.
  • We treat each tenant with respect, as a positive relationship with tenants leads to on time payments as well as a better care for your property.
  • We track incoming rent payments for each property and send out late fees.

When Eviction is necessary we will:

  • File relevant paperwork to initiate and complete an unlawful detainer action.
  • Provide or Advise on Legal representation.
  • Coordinate with law enforcement to remove tenant and belongings from unit.

We conduct detailed site inspections to ensure all maintenance issues are addressed. Both preventative and predictive maintenance planning are crucial to us to keep a consistent building appeal, keeping costs down, and ensure a longer building life.

​We have an extensive network of vetted subcontractors in all trades such as painters, electricians, plumbers, carpet installers, HVAC specialists, and appliance technicians. Due to the volume of work of our company, we are able to receive quick, quality service at fair prices. 

  • ​Conduct routine and scheduled maintenance tasks to ensure your investment is protected.
  • Respond to emergency maintenance requests from tenants 24/7, through our online portal.
  • We keep a documented record of work that’s done on your Property that is uploaded to the owner portal so you can review them from any device, at all times.
  • We always inform the property owner for any expense over a decided amount and confirm their approval, prior to beginning any work.

Each owner has a secure folder in our portal which includes video inspections of the property and downloadable copies of the management agreement, the lease, paid vendor invoices, and monthly and annual financial reports – all available for download.

  • ​Owners are paid to their chosen bank account by the 15th of every month.
